Water
Water is the “keynote” of this ranch! Featuring historic deeded water rights to the Colorado River, owners are offering conveyance of 150 acre feet of water rights for irrigation and another 30 acre feet for the large lake. These are some of the oldest water rights in Texas, and the owners believe to have a priority date of around 1913.
The property has one working windmill and a producing water well, along with a pressure system from the lake to the house wells.
There are 5 good stock tanks/lakes, two of which are heavily stocked with Largemouth Bass, Channel Catfish, Perch and minnows. The main lake is estimated around 5 acres, and there is approximately 1,900 ft of river frontage along the Colorado River.
Wild Game
Regency Ranch features a complete hunting operation with a complete stocking of exotics and premium whitetails. Exotics presently on the ranch include Axis, Blackbuck, Red Stag and Fallow Deer with a handful of Gemsbok and Impala. Whitetail Deer genetics are primarily South Texas lines including Marty Berry lines, Gladiator, Express, Dreambuck, Machen, Dugger and Ground Zero. Owners have reportedly killed several 200”+ bucks and some with 30”+ spreads.
The ranch features very well managed habitat with both improved and native vegetation for optimal wildlife production. Hunting outside the high fence for Whitetails, turkey and hogs is also great. It’s like having 2 separate hunting ranches. Heavy draws and huge Live oak trees along with open mesquite areas cover the ranch for a perfect balance of cover versus pasture.
Agriculture Production
Irrigation is provided by a fully functional Zimmatic pivot system that runs off of a German Engine from water rights out of the River that covers approximately 55-60 acres that is planted in Tifton 85. Hay production typically produces 3-4 cutting of Tifton yielding 125-200 round bales per cutting. There is a second pivot the owners have never operated that could potentially be functional. The pump also will flood the 10-15 acre Pecan Orchard with approximately 100 large pecan trees which are currently producing on the property.
Regency Ranch features some of the most productive soils in the area. Along with the irrigation available, the ranch would be great for a producing vineyard or expanding the current pecan orchard. The ranch is also proven to have above normal grazing capacity and annually produces great stands of wheat and oats for supplemental grazing for the cattle on the property.
Minerals
In addition to the water rights being conveyed, the owners are offering to convey 50% of the subsurface minerals, as well as surface rights control.
